About the Role
We are seeking an experienced and dynamic Project Head to lead the execution of a 300-apartment residential high-rise project (G+10) from planning through completion. The ideal candidate will be responsible for overall project delivery including construction management, cost control, timelines, quality, safety, contractor coordination, statutory compliance, and client/stakeholder management.
This role requires strong leadership, technical expertise in high-rise residential construction, and the ability to drive projects efficiently within budget and schedule targets.
Key Responsibilities
Project Planning & Execution
- Lead end-to-end execution of the residential high-rise project.
- Develop and monitor project schedules, milestones, and execution strategies.
- Ensure timely completion of civil, structural, MEP, finishing, and external development works.
- Coordinate with architects, consultants, contractors, and vendors.
Site Management
- Oversee day-to-day construction activities at site.
- Ensure adherence to approved drawings, specifications, and quality standards.
- Monitor productivity, manpower deployment, and resource planning.
- Resolve technical and execution-related issues proactively.
Budget & Cost Control
- Prepare and monitor project budgets and cash flow.
- Control project costs and minimize wastage.
- Evaluate contractor bills, variations, and procurement planning.
- Ensure commercial efficiency and profitability of the project.
Quality & Safety
- Implement strict quality assurance and quality control procedures.
- Ensure compliance with safety regulations and construction best practices.
- Conduct regular site inspections and audits.
Stakeholder Coordination
- Liaise with management, consultants, government authorities, and clients.
- Ensure timely approvals, permits, and statutory compliances.
- Present periodic progress reports to senior management.
Team Leadership
- Lead and mentor project engineers, site teams, and contractors.
- Build accountability and performance-driven execution culture.
- Drive coordination between engineering, procurement, planning, and commercial teams.
Required Qualifications
- Bachelors Degree in Civil Engineering (mandatory)
- Masters Degree / PMP certification preferred
Experience Required
- 1018 years of experience in residential construction projects
- Minimum 5 years in a leadership role managing high-rise residential projects
- Proven experience handling G+10 or above residential buildings
- Experience managing projects with 200+ apartment units preferred
Required Skills
- Strong knowledge of RCC high-rise construction
- Expertise in project planning and scheduling
- Knowledge of MEP coordination and finishing management
- Strong commercial and contractual understanding
- Leadership and team management skills
- Excellent communication and stakeholder management abilities
- Familiarity with construction software such as:
- MS Project / Primavera
- AutoCAD
- ERP systems
- Excel and reporting tools
