Role Summary

The Head Construction will be responsible for leading and managing the Company's entire construction function across all ongoing and future developments. The role encompasses complete ownership of project planning, execution, engineering, quality, safety, budgeting, contractor management, resource planning, statutory compliance, and timely delivery.

The incumbent must possess extensive experience in the end-to-end qualitative construction and delivery of residential real estate projects, including apartments, villas, villaments, and plotted developments, from project conceptualization and mobilization through construction, completion, statutory approvals, and customer handover.

The role requires a seasoned construction leader capable of simultaneously managing multiple projects across different locations while establishing robust systems, processes, governance, and high-performing teams that consistently deliver projects on time, within budget, and to the highest quality standards.

Key Responsibilities

1. Construction Leadership

Lead and oversee the Company's entire construction function across all ongoing and future projects.

Provide strategic leadership for planning, engineering, execution, quality, safety, and project delivery.

Build, mentor, and lead Project Managers, Construction Managers, Site Engineers, QA/QC teams, and other construction personnel.

Establish construction policies, standard operating procedures (SOPs), and best practices across the organization.

Foster a culture of accountability, quality, safety, collaboration, and continuous improvement.

2. End-to-End Project Delivery

Take complete ownership of the end-to-end execution and successful delivery of residential real estate developments, including apartments, villas, villaments, and plotted developments.

Ensure projects are delivered within approved timelines, budgets, specifications, and quality standards.

Oversee every stage of the construction lifecyclefrom planning, estimation, scheduling mobilization, excavation, structural works, MEP installation, finishing, external development, infrastructure works, landscaping, statutory inspections, occupancy compliance, and customer handover.

Identify project risks early and implement mitigation and recovery plans.

3. Multi-Project Management

Simultaneously manage multiple projects across various locations.

Ensure consistency in execution methodologies and quality standards across all sites.

Allocate manpower, equipment, contractors, and other resources efficiently between projects.

Conduct regular site reviews to monitor progress, quality, productivity, and safety.

4. Budgeting & Cost Control

Prepare and monitor construction budgets.

Drive cost optimization and value engineering initiatives without compromising quality.

Monitor project cash flows and approve contractor bills.

Minimize material wastage and improve productivity.

Ensure commercial discipline across all construction activities.

5. Contractor & Vendor Management

Identify, evaluate, appoint, and manage contractors, subcontractors, suppliers, consultants, and service providers.

Negotiate commercial terms and oversee contract administration.

Evaluate contractor performance and ensure adherence to contractual obligations.

Build and maintain a dependable contractor and vendor ecosystem.

6. Engineering & Technical Leadership

Provide technical leadership across Civil, Structural, Architectural, Infrastructure, Finishing, and MEP works.

Review engineering methodologies and construction techniques.

Ensure implementation of approved drawings and specifications.

Resolve technical challenges and recommend innovative construction methodologies.

Promote modern technologies, including AI technologies, construction best practices and advanced reporting tools

7. Quality Assurance & Excellence

Establish and implement robust quality management systems across all projects.

Develop quality benchmarks and standard inspection procedures.

Conduct periodic quality audits and ensure compliance with approved specifications.

Ensure defect-free construction and superior workmanship.

Drive continuous improvement in construction quality and customer satisfaction.

8. Safety & Statutory Compliance

Ensure full compliance with all statutory, environmental, labour, and regulatory requirements.

Develop and implement best-in-class safety standards.

Conduct regular safety audits and reviews.

Promote a zero-incident safety culture across all project sites.

Ensure all statutory approvals and compliance requirements are achieved during construction.

9. Resource Planning

Plan manpower, machinery, equipment, and material requirements across projects.

Coordinate with Procurement to ensure uninterrupted material availability.

Optimize deployment of internal and external resources.

Improve labour productivity through effective planning and monitoring.

10. Cross-Functional Coordination

Collaborate closely with the following personnel to ensure seamless execution and timely project delivery

11. Project Monitoring & Reporting

Develop project dashboards and MIS reports.

Present periodic updates to senior management.

Monitor project progress, financial performance, quality metrics, productivity, and resource utilization.

Recommend corrective actions wherever necessary.

12. Project Completion & Customer Handover

Oversee project completion and final quality inspections.

Ensure timely snag rectification and statutory clearances.

Coordinate with CRM for smooth customer handovers.

Ensure complete project close-out documentation and post-handover support.

People Leadership

Assist in Recruiting, mentor, and develop high-performing construction teams.

Define KPIs and performance expectations.

Conduct regular performance reviews.

Build future leadership within the construction function.

Foster a culture of ownership, accountability, integrity, and excellence.

Continuous Improvement

Standardize construction processes across all projects.

Introduce modern construction technologies and digital project management tools.

Benchmark productivity and quality against industry best practices.

Implement lessons learned to continuously improve project delivery.

Candidate Requirements

Education

1. Bachelor's Degree in Civil Engineering (Mandatory)

2. Master's Degree in Construction Management / Structural Engineering / Project Management (Preferred)

Experience

* Minimum 20 years of progressive experience in residential real estate construction.

* Proven expertise in the end-to-end qualitative construction, execution, and delivery of apartments, villas, villaments, and plotted developments.

* Demonstrated experience in managing multiple projects simultaneously across different geographical locations.

* At least 10 years in a senior leadership role overseeing construction operations.

* Proven track record of delivering projects from land development and project mobilization through customer handover.

* Strong exposure to infrastructure development, internal roads, underground utilities, landscaping, clubhouse construction, and external development works will be an added advantage.
