Purpose/Objective



    The Head - PMO is responsible for driving project governance, standardization, and strategic execution across all regional real estate projects.
    This role ensures adherence to Standard Operating Procedures (SOPs), coordinates with Business Unit (BU) Heads, and oversees project monitoring frameworks at the weekly and monthly levels.
    The position involves cost management, risk mitigation, forecasting, and leading strategic discussions to enhance project performance and operational efficiency.

Key Responsibilities of Role



    Head - PMO Project Governance & Strategic Alignment: Define and implement PMO frameworks, policies, and SOPs to standardize project execution across regions.
    Ensure compliance with regulatory approvals, quality benchmarks, and financial performance indicators.
    Align project execution strategies with annual operating plans (AOPs) and long-term business goals.
    Establish standards for project development in line with global best practices.
    Review land acquisition to identify statutory deficiencies and ensure compliance.
    Strategize development sequence and phasing for optimized project execution.
    Identify requisite technologies and select appropriate vendors for supply and execution.
    Finalize policies and guidelines for all project functions.
    Drive data-driven decision-making by evaluating project KPIs and financial analytics.
    Portfolio & Project Monitoring: Establish weekly and monthly tracking mechanisms to assess project health, progress, and financial metrics.
    Implement standardized reporting structures to provide real-time insights into project performance.
    Monitor contract adherence, tendering processes, and procurement efficiency to optimize timelines and costs.
    Ensure adherence to processes and workflows through an effective audit control mechanism.
    Conduct periodic risk and compliance reviews to identify gaps and ensure smooth project execution.
    Stakeholder Management & Coordination: Head PMO liaises with Business Unit Heads to ensure effective communication and collaboration.
    Engage with government bodies, regulatory agencies, and local authorities to expedite approvals and mitigate potential delays.
    Standardize contract structures and tendering processes to drive transparency and operational efficiency.
    Oversee coordination with design consultants, contractors, MEP teams, and project teams to meet project targets and milestones.
    Risk Management & Financial Oversight: Develop and implement risk mitigation frameworks to address project uncertainties and challenges.
    Conduct financial forecasting to anticipate cost deviations and align budgets with business objectives.
    Oversee cost control strategies, ensuring projects are executed within approved financial parameters.
    Monitor project expenses to ensure they remain within prescribed budgets.
    Plan and direct financial performance, budgeting, and expenditure planning.
    Coordinate with operational personnel to ensure total project budgets are met.
    Leadership & Capability Building: Lead and mentor a team of PMO Leads and Project Managers, fostering a culture of accountability and high performance.
    Identify training and development needs to enhance technical and managerial capabilities.
    Promote innovation in project execution, leveraging technology and process improvements to enhance efficiency.
    Guide and lead multifunctional teams of experienced professionals to develop projects of varying kinds.

Qualifications and Experience



    Educational Qualification: Education Qualification: Bachelor's degree in engineering - Civil.
    MBA or relevant advanced degree preferred.
    Work Experience (Range of years): 20-22 Years Preferred Industry: Experience in real estate, with a strong focus on techno-commercial aspects in large-scale construction projects or projects involving complex resettlement and rehabilitation.
    Proven expertise in managing large, complex projects, including those requiring extensive liaison with regulatory bodies and mass-scale rehabilitation efforts.
