Purpose/Objective
Adani Realty is seeking a highly accomplished and strategic Chief Project Officer (CPO) to lead the end-to-end execution of large-scale residential, commercial, mixed-use, township, integrated infrastructure, and luxury real estate developments.
The incumbent will be responsible for driving project delivery excellence, ensuring quality, cost optimization, safety compliance, stakeholder management, and timely completion of projects in alignment with Adani Realty's growth ambitions.
The Chief Project Officer will play a critical leadership role in transforming project execution capabilities, establishing best-in-class project governance frameworks, and delivering world-class developments that reinforce Adani Realty's position as India's leading real estate developer.
Key Responsibilities of Role
Strategic Leadership ò Develop and execute the overall project delivery strategy for Adani Realty's portfolio.
ò Drive business objectives through efficient planning, execution, and handover of projects.
ò Collaborate with senior leadership on expansion plans, project feasibility, and execution strategies.
ò Establish organizational project management standards, governance structures, and performance metrics.
Project Planning & Execution ò Lead multiple large-scale real estate projects from design finalization to project completion.
ò Monitor project schedules, budgets, quality standards, and construction milestones.
ò Ensure timely delivery while maintaining profitability and customer commitments.
ò Drive innovation in construction methodologies, technology adoption, and project execution.
Engineering & Construction Management ò Provide leadership across civil, structural, MEP, faade, interiors, and infrastructure functions.
ò Oversee engineering reviews and value engineering initiatives to optimize project costs.
ò Ensure adherence to design specifications and industry best practices.
ò Review contractor performance and establish accountability mechanisms.
Commercial & Cost Management ò Drive project profitability through effective cost management and resource utilization.
ò Monitor project budgets and cash flow requirements.
ò Lead contract management, procurement strategy, vendor negotiations, and commercial reviews.
ò Ensure effective risk mitigation to avoid cost overruns and delays.
Stakeholder Management ò Interface with government authorities, regulatory agencies, consultants, architects, contractors, and investors.
ò Build strong relationships with internal and external stakeholders to facilitate smooth project execution.
ò Present project progress and critical updates to senior leadership and the board as required.
Quality, Safety & Compliance ò Ensure all projects comply with statutory regulations, environmental norms, RERA requirements, and organizational standards.
ò Drive a robust quality assurance and quality control framework.
ò Champion Health, Safety & Environment (HSE) excellence across all project sites.
ò Ensure adherence to sustainability and green building standards.
Team Leadership ò Lead and mentor a large cross-functional project team across locations.
ò Build a high-performance culture focused on accountability, collaboration, and continuous improvement.
ò Drive succession planning and capability development within project teams.

Qualifications and Experience
Education ò Bachelor's Degree in Civil Engineering from a reputed institution.
ò Master's Degree in Construction Management, Project Management, Structural Engineering, or MBA preferred.
Experience ò 22û27 years of progressive experience in the real estate and construction industry.
ò Proven track record of leading large residential, commercial, mixed-use developments, townships, or integrated infrastructure projects.
ò Experience managing projects exceeding 2,000û5,000 Crores in value preferred.
ò Strong exposure to premium and luxury real estate developments.
ò Prior experience with reputed real estate developers, infrastructure companies, or EPC organizations.
