Role & Responsibilities


1. Role Purpose

The Maintenance Supervisor shall be responsible for supervising daily technical and electrical maintenance operations, ensuring timely complaint resolution, maintaining all engineering equipment in safe working conditions, coordinating with technicians and vendors, and ensuring proper documentation of preventive and breakdown maintenance activities.


2. Key Technical Knowledge Required

  • GO / DO system, transformer operation and maintenance, HT panels and LT panels.
    • DG sets, AMF panels, synchronisation / changeover arrangement, diesel and battery monitoring.
    • Main distribution panels, sub-distribution panels, DBs, MCCBs, MCBs, contactors, relays and earthing.
    • Electrical cables, wires, termination, cable dressing, insulation checking and fault identification.
    • Motors, starters, pumps, fans, exhaust fans and ventilation equipment.
    • Lift operation coordination, lift breakdown follow-up and AMC vendor coordination.
    • Fire-fighting system, fire pumps, hydrants, hose reels, extinguishers and fire panel coordination.
    • Basic civil repairs, plumbing, carpentry and appliance repair coordination.

3. Key Responsibilities

Electrical Maintenance

  • Supervise operation and maintenance of transformers, HT panels, LT panels, DG sets, distribution panels and electrical DBs.
    • Ensure periodic checking of load, temperature, abnormal sound, loose connections, cable heating and safety conditions.
    • Attend electrical complaints and guide electricians for timely fault rectification.
    • Maintain safe electrical working practices, LOTO/PTW where applicable, and ensure use of PPE.

DG, Transformer and Panel Monitoring

  • Maintain daily logs for DG running hours, load, diesel level, battery condition, coolant level and service due date.
    • Check transformer oil level, temperature, earthing and surrounding housekeeping.
    • Ensure HT/LT panel rooms remain clean, locked, ventilated and free from unauthorized material.

Complaint Management

  • Receive, assign and monitor maintenance complaints related to electrical, plumbing, carpentry, civil, appliance and general facility work.
    • Ensure complaints are closed within the defined timeline and repeated complaints are analysed for root causes.
    • Maintain complaint register / digital complaint tracker with closure remarks and supporting photographs where required.

Preventive Maintenance

  • Prepare and follow preventive maintenance schedules for all critical equipment and services.
    • Complete PM checklists for DG sets, panels, pumps, motors, fans, lifts, fire-fighting systems and common-area equipment.
    • Report defects proactively before breakdown and coordinate corrective action.

Civil, Plumbing, Carpentry and Appliance Works

  • Supervise minor civil repairs such as plaster, tile, seepage, masonry and finishing works.
    • Coordinate plumbing repairs including leakages, taps, flush valves, pipelines, tanks, pumps and drainage issues.
    • Supervise carpentry works including doors, locks, handles, hinges, furniture and partitions.
    • Coordinate repair of appliances such as geysers, water dispensers, coolers, kitchen/utility equipment and other facility appliances.

Fire Safety and Lift Coordination

  • Ensure fire-fighting equipment and pumps are periodically inspected and kept operational.
    • Coordinate with fire and lift AMC vendors for service, breakdown, inspection and compliance records.
    • Immediately escalate unsafe conditions, fire panel faults, lift breakdowns and critical safety issues.

Manpower and Vendor Supervision

  • Allocate work to electricians, plumbers, carpenters and technicians as per daily priorities.
    • Monitor attendance, punctuality, duty allocation, work quality and complaint closure status.
    • Coordinate with AMC vendors and ensure timely completion of service calls and repair work.

4. Documentation and Reports

  • Daily complaint register and pending complaint tracker.
    • Preventive maintenance checklists and equipment history records.
    • DG logbook, transformer inspection register and HT/LT panel inspection register.
    • Lift service/breakdown record and fire-fighting inspection record.
    • Material consumption record, technician duty roster and daily work report.
    • Monthly maintenance summary with major issues, pending works and improvement points.

5. Required Skills and Competencies

  • Strong practical knowledge of electrical and general maintenance systems.
    • Ability to diagnose faults and guide technicians for fast rectification.
    • Good understanding of safety practices, electrical hazards and emergency response.
    • Ability to manage manpower, vendors, complaints and preventive maintenance schedules.
    • Basic computer knowledge for maintaining records, reports and trackers.
    • Good communication, discipline, ownership and follow-up skills.

6. Preferred Candidate Profile

The candidate should be technically sound, disciplined, proactive and capable of independently handling day-to-day maintenance operations. He should have hands-on supervision experience, sound knowledge of electrical systems and the ability to coordinate multi-trade maintenance activities including electrical, plumbing, carpentry, civil, fire-fighting, lift and appliance repairs.

7. Minimum Experience Requirement

  • Minimum 3 years of experience specifically at Maintenance Supervisor level.
    • Prior experience in institutional campus, hospitality, commercial building, residential complex, hospital, mall or large facility will be preferred.
    • Candidate should have practical exposure to electrical maintenance and multi-service facility operations.

8. Selection / Interview Focus Areas

  • Knowledge of transformer, HT/LT panels, DG sets and electrical distribution system.
    • Experience in complaint handling, PM planning and manpower supervision.
    • Understanding of fire-fighting, lift coordination, plumbing, carpentry and civil repair works.
    • Ability to maintain logbooks, checklists, material records and daily reports.
    • Safety awareness, emergency response and vendor coordination capability.
