Purpose/Objective



    The SBU Head ? Contracts & Materials will be responsible for leading the end-to-end Commercial, Procurement, Contracts, and Materials Management functions across the Business Unit.
    The role will drive procurement strategy, contract governance, cost optimization, sourcing excellence, vendor management, supply chain efficiency, and commercial risk mitigation for multiple real estate projects.
    The incumbent will ensure best-in-class procurement practices, transparent governance, robust contracting frameworks, and optimized material availability to support project delivery, cost efficiency, and business profitability.

Key Responsibilities of Role



    Strategic Procurement & Sourcing - Develop and implement procurement strategies aligned with business objectives and project timelines.
    - Establish sourcing frameworks for civil, MEP, finishing, infrastructure, and specialized construction packages.
    - Drive strategic procurement initiatives to enhance value realization and cost competitiveness.
    - Lead category management and long-term procurement planning for key commodities and materials.
    - Benchmark procurement practices against industry standards and market trends.
    Contracts & Commercial Management - Oversee end-to-end contract lifecycle management including tendering, bid evaluation, negotiation, award, administration, and closure.
    - Establish robust contract governance frameworks and approval mechanisms.
    - Ensure commercial terms adequately mitigate contractual and financial risks.
    - Guide teams on contract interpretation, claims management, variation orders, and dispute resolution.
    - Monitor adherence to contractual obligations by contractors, consultants, and vendors.
    Tendering & Procurement Governance - Lead procurement governance for all major project packages and corporate purchases.
    - Ensure transparency, fairness, and compliance in procurement processes.
    - Drive e-tendering, digital procurement, and standardization initiatives.
    - Review procurement policies and SOPs periodically to strengthen governance.
    - Participate in high-value negotiations and strategic vendor engagements.
    Materials Management & Supply Chain - Oversee planning, procurement, inventory management, warehousing, and material movement across projects.
    - Ensure timely availability of materials without impacting project schedules.
    - Optimize inventory levels and reduce carrying costs.
    - Monitor material consumption and wastage control initiatives.
    - Implement systems for material tracking, reconciliation, and reporting.
    Cost Control & Value Engineering - Drive commercial optimization and cost-saving initiatives across projects.
    - Collaborate with Design, Engineering, and Project teams to identify value engineering opportunities.
    - Analyze procurement spend and identify opportunities for strategic sourcing benefits.
    - Support budget preparation and cost forecasting activities.
    - Monitor procurement savings against annual targets.
    Vendor & Contractor Management - Develop and maintain strategic relationships with key vendors, suppliers, and contractors.
    - Establish robust vendor qualification and performance evaluation systems.
    - Drive vendor development and supply base optimization.
    - Monitor contractor performance including quality, safety, timelines, and commercial compliance.
    - Lead resolution of commercial disputes and supplier escalations.
    Risk Management & Compliance - Identify procurement, contractual, commercial, and supply chain risks.
    - Ensure compliance with corporate procurement policies and regulatory requirements.
    - Strengthen controls to prevent commercial leakage and procurement irregularities.
    - Conduct periodic audits of procurement and contract management processes.
    - Ensure adherence to ethical sourcing and governance standards.
    Digital Transformation & Process Excellence - Lead implementation of ERP-based procurement and materials management systems.
    - Drive automation and analytics-based procurement decision making.
    - Establish procurement dashboards and KPIs for business review.
    - Promote process simplification and continuous improvement initiatives.
    Leadership & Team Development - Lead and mentor Contracts, Procurement, Commercial, and Materials teams across the SBU.
    - Develop succession planning and capability-building initiatives.
    - Foster a culture of accountability, compliance, collaboration, and performance excellence.
    - Build high-performing teams capable of supporting business growth.

Qualifications and Experience



    Educational Qualification Mandatory - Bachelor's Degree in Civil Engineering / Mechanical Engineering Preferred - MBA (Operations / Supply Chain / Finance) - PGDM in Procurement or Supply Chain Management - Professional Certifications in Contracts, Procurement, SCM, or Commercial Management Experience - 18?25 years of experience in Commercial, Contracts, Procurement, and Materials Management functions.
    - Minimum 8?10 years in leadership roles handling large-scale real estate, infrastructure, EPC, construction, or industrial projects.
    - Proven expertise in managing high-value procurement portfolios and contract negotiations.
    - Experience in handling mega mixed-use, residential, commercial, township, industrial, or infrastructure developments preferred.
    - Strong understanding of FIDIC contracts, commercial terms, procurement governance, and supply chain management.
